Why caps blow off and chase covers rust through here

Summer storms here arrive sideways. Wind lifts under a loose cap and walks it off the flue. Many caps sit by friction alone, wedged into the clay tile. They survive a few seasons, then a squall line takes them. Nobody notices until a water stain shows on the ceiling.

Two different parts get called a cap. Pre-1960 Lakeland and Bartow homes have open masonry fireplaces with clay tile liners. Those take a single-flue or multi-flue cap, banded to the tile. The 1980s-2000s subdivision homes are different. Factory-built metal fireboxes vent through a framed, sided chase. The top is a sheet-metal chase cover, not a cap. Flat galvanized covers pond rainwater and perforate at the low spot.

Measurements decide everything. We measure outside tile dimensions. We count flues. We check crown condition before ordering. Covers are fabricated off-site. Each has a cross break so water sheds. Each gets a drip edge and overhang past the chase siding. Stainless fasteners only. Galvanized hardware streaks the stucco.

Mesh keeps squirrels and nesting swifts out. Chimney swifts are federally protected, so an active nest changes the timing. A new cap over a cracked crown hides the leak. Crown gets fixed first.
