Rust streaks, acorn litter, and smoke that rolls back into the room
The usual call here starts with a smell. Wet ash and soot after an afternoon storm, strongest in the hallway. Or a brown stain creeping down the stucco under the chase. Or the first cool night in November, when smoke drifts into the living room instead of up.
Lakeland Highlands is unincorporated, directly south of Lakeland, and largely built out from the 1970s through the 2000s. Block-and-stucco ranches and two-story homes sit on larger lots under mature oak canopy. This pocket has one of the higher concentrations of working wood-burning fireplaces around Lakeland. Most are factory-built prefab units put in as subdivision amenities. A handful of custom homes have full masonry.
That distinction matters. A prefab is sheet metal and refractory panels inside a framed chase, not brick. Its cap, chase cover, and panels are model-specific parts.
Live oak and laurel oak hang right over these roofs. Leaves and acorns pack uncapped flues and sit on flat chase covers. Shaded roofs dry slowly after summer rain, so flashing and galvanized covers corrode faster than you would expect in Florida. Tropical storm limb strikes knock caps sideways.
When a prefab's panels are cracked through and parts are discontinued, say so plainly. Patching that firebox is not honest work.
What happens after you call
- 1
He walks the firebox and the roofline first, shows you what he found on his phone, and gives you one firm price before a single brush goes in the flue.
- 2
Wait — I need to output only the corrected content, all three steps.

Call and tell us what the fireplace is doing, or not doing. We book a two hour window, and the tech texts you when he leaves the last job.

Frequently Asked Questions
We only burn a few fires a winter — does our fireplace really need sweeping?
Probably, but maybe not for the reason you'd think. In Lakeland Highlands the bigger issue usually isn't creosote buildup from heavy burning, it's what the oak canopy drops into the flue between seasons. Leaves, acorns and twigs collect in uncapped or poorly capped chases and on top of prefab flue terminations all year, and that debris can block draft or catch a spark. An inspection matters more than the sweeping itself on a lightly used fireplace. If the flue is clean, we'll tell you it's clean rather than brushing it for the sake of it.
Our house was built in the 80s and the fireplace has a metal box with glass doors — is that different from a real chimney?
Yes, and it's the most common setup here. Most of the subdivisions built through Lakeland Highlands from the 70s onward got factory-built prefab fireplaces as a standard amenity: a metal firebox with refractory panels, a double- or triple-wall metal flue, and a framed chase with a sheet metal cover on top. They're serviced differently than masonry. We check the refractory panels for cracks, the flue sections for gaps or corrosion, the chase cover for rust and standing water, and the doors and gasketing. Some of the custom homes on the larger lots out here do have full masonry chimneys, and those get a different inspection entirely.
